We work with three broad types of property here, and each needs a different approach:

• Town houses in the centre: stone-built, often terraced, with pitched tiled roofs, limited area and visible rooflines.
• Port de Sóller: apartments and newer villas facing the bay, where shared roofs and salt exposure matter.

Council notice and registration in Sóller

On urban land in the Balearic Islands, rooftop solar normally needs only a comunicación previa (prior notification) to the council under Ley 12/2017. We prepare and submit it. Where your property falls outside that route, we tell you at the survey and handle the alternative. In Sóller we check:

• Catalogued and protected buildings: excluded from the simple route; several in the historic centre are catalogued, so we check status first.
• The Serra de Tramuntana setting: the Ajuntament de Sóller's guidance generally rules out panels on pitched tiled roofs; in the old town panels are limited to flat roofs not visible from the façade, and on protected rural land to flat roofs with a landscape-integration study.
• Rural land: fincas on suelo rústico follow separate rules, and ground arrays need checking before design.
• Structural work: reinforcing an old timber roof moves the project out of the simple route.
